These Terms are the agreement between you and HomeOps when you use Opsy. We’ve kept them as plain as a contract can reasonably be. The short version: use Opsy for its intended purpose, keep your account secure, your content stays yours, subscriptions renew until you cancel, and disputes are handled under Washington law. The full terms are below.
These Terms of Use (“Terms”) are a binding agreement between you and HomeOps, Inc. (“HomeOps,” “we,” “us,” or “our”) governing your use of Opsy and our related websites, apps, and services (the “Services”). By creating an account or using the Services, you agree to these Terms and to our Privacy Policy, which is incorporated by reference. If you do not agree, do not use the Services.
You must be at least 18 years old to use the Services. By using them, you represent that you are at least 18 and that your use complies with all applicable laws.
You are responsible for keeping your account credentials confidential and for all activity that occurs under your account. Provide accurate information when you register, and keep it current. We may refuse, suspend, or terminate accounts at our discretion, consistent with these Terms and applicable law.
Subject to these Terms, we grant you a limited, non-exclusive, non-transferable, revocable license to use the Services for your personal use (or, for real estate professionals, the professional use described in Section 4).

If you are a real estate professional acting in your professional capacity, you may use the Services to provide information to your clients and to take actions on their behalf (“Pro Use”), to the extent permitted by applicable law.
If you engage in Pro Use, you represent and warrant that you have obtained all authorizations and consents required from your client for the actions you take and the information you provide or upload. You are responsible for ensuring your use complies with the laws and professional obligations that apply to you, including fair housing laws and any rules of your brokerage or licensing authority.
You retain all rights to the content you upload or create in the Services — your home records, documents, photos, and files (“Your Content”).
You grant us a limited, non-exclusive, worldwide, royalty-free license to host, store, process, display, and reproduce Your Content solely as necessary to operate and provide the Services to you, to maintain backups and security, and to comply with law. We do not claim ownership of Your Content, and we do not use Your Content to train AI models. We will not sell Your Content.
You represent that you have the rights necessary to upload Your Content and to grant this license, and that Your Content does not violate the law or the rights of others.
Some features use artificial intelligence to generate suggestions, summaries, and other outputs. When you use them, your input is sent to our AI provider (currently OpenAI) in real time, solely to generate your result. Your content is not used to train AI models. See Section 4 of our Privacy Policy for details.
AI outputs are generated algorithmically and may be inaccurate or incomplete. They are not professional advice. Use your own judgment and consult a qualified professional for decisions that matter — financial, legal, structural, or otherwise.
The Services are offered on a subscription basis, billed monthly or annually as shown at the time of purchase.
Annual plans are paid yearly and work out to roughly two months free (about a 9% discount) compared with paying monthly.
Your subscription renews automatically at the end of each billing period — monthly for monthly plans, annually for annual plans — until you cancel. We will charge your payment method at the start of each new period at the then-current price. If the price changes, we will give you advance notice before it applies.
You may cancel at any time through your account settings. Cancellation is as easy as signing up. When you cancel, you keep access through the end of the period you have already paid for, and your subscription will not renew after that.
All fees are non-refundable, except where required by law or as we may grant at our sole discretion in individual cases. Canceling stops future charges; it does not refund the current period.
HomeOps helps agents and homeowners work together; it is not built to come between them. We do not use the Services to divert, intercept, or insert ourselves into the relationship between a homeowner and the real estate professional who introduced them. When an agent brings a homeowner to Opsy, the relationship remains theirs.
We do not contact a homeowner to steer them toward a different agent or service in place of the professional they came in with, and we do not sell or hand off that relationship to a competing provider.
The Services integrate with third-party services — for example, Google (Sign in with Google and Google Calendar), our payment processor, and our AI provider. Your use of those services is governed by their own terms and privacy policies. We are not responsible for third-party services, and your dealings with them are between you and the third party.
The Services, including their design, software, text, graphics, and the HomeOps and Opsy names and logos, are owned by HomeOps or its licensors and are protected by intellectual property laws. Except for the limited license in Section 3, these Terms grant you no rights in our intellectual property.
We respect intellectual property rights. If you believe content on the Services infringes your copyright, send a notice to our copyright agent at Admin@HeyOpsy.com with: your signature (physical or electronic); identification of the copyrighted work; identification of the allegedly infringing material and where it is located; your contact information; a statement of good-faith belief that the use is not authorized; and a statement, under penalty of perjury, that the information is accurate and you are authorized to act for the owner. We may remove infringing material and terminate repeat infringers.
THE SERVICES ARE PROVIDED “AS IS” AND “AS AVAILABLE,” WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT. WE DO NOT WARRANT THAT THE SERVICES WILL BE UNINTERRUPTED, ERROR-FREE, OR SECURE. YOU USE THE SERVICES AT YOUR OWN RISK.
TO THE MAXIMUM EXTENT PERMITTED BY LAW, HOMEOPS WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR FOR LOST PROFITS OR DATA, ARISING FROM OR RELATING TO YOUR USE OF THE SERVICES. OUR TOTAL LIABILITY FOR ALL CLAIMS RELATING TO THE SERVICES WILL NOT EXCEED THE GREATER OF THE AMOUNT YOU PAID US IN THE 12 MONTHS BEFORE THE CLAIM OR ONE HUNDRED DOLLARS ($100). SOME JURISDICTIONS DO NOT ALLOW THESE LIMITATIONS, SO THEY MAY NOT FULLY APPLY TO YOU.
You agree to indemnify and hold harmless HomeOps and its officers, employees, and agents from any claims, damages, and expenses (including reasonable attorneys’ fees) arising from your use of the Services, Your Content, your violation of these Terms, or your violation of any law or third-party right.
These Terms are governed by the laws of the State of Washington, without regard to its conflict-of-laws principles. You agree to the exclusive jurisdiction and venue of the state and federal courts located in King County, Washington for any dispute arising from or relating to these Terms or the Services.
By using the Services, you consent to receive communications from us electronically, whether by email or by notices posted in the Services. You agree that any notices, agreements, disclosures, or other communications we send you electronically satisfy any legal requirement that such communications be in writing.
We may modify these Terms from time to time. We will make reasonable efforts to notify you of material changes. Your continued use of the Services after changes take effect constitutes acceptance of the revised Terms.
We may suspend or terminate your access if you violate these Terms. You may stop using the Services and deactivate your account at any time. Provisions that by their nature should survive termination — including ownership, disclaimers, limitation of liability, and indemnification — will survive.
If any provision of these Terms is found invalid or unenforceable, the rest remain in effect. Our failure to enforce a provision is not a waiver of it. You may not assign these Terms without our consent; we may assign them in connection with a merger, acquisition, or sale of assets. We are not liable for failure to perform due to causes beyond our reasonable control. These Terms, together with the Privacy Policy and any terms referenced within them, are the entire agreement between you and HomeOps regarding the Services.
