Opsy is built around trust, because your home carries information that should be handled carefully. This policy explains what we collect, why, who we share it with, and the choices you have. We wrote it to be read, not endured. The short version: we use your information to run Opsy and support you, we don't sell your data, we never use your content to train AI, and we keep information about you personally private.
HomeOps, Inc. (“HomeOps,” “we,” “us,” or “our”) operates Opsy, available at heyopsy.com and through our apps (together, the “Services”). This Privacy Policy explains how we collect, use, disclose, and protect your information when you use the Services. We describe our collection practices at or before the point we collect your information.
By using the Services, you agree to the practices described here. If you do not agree, please do not use the Services.
The Services are intended for users in the United States, and currently for Washington State. We do not intend to offer the Services to, or collect information from, users outside the United States.
We collect four kinds of information: what you give us, what your real estate professionals share with us, what your home generates inside Opsy, and what is collected automatically when you use the Services.

We use the information we collect to:
Some Opsy features use artificial intelligence to generate suggestions, summaries, and other outputs from the information you provide.
To power these features, we send your input to OpenAI’s API in real time, solely to generate your response. We do not use your content to train AI models, and under OpenAI’s API terms, your content is not used to train OpenAI’s models. OpenAI may retain the data briefly — currently up to about 30 days — for security and abuse-monitoring purposes, after which it is deleted, unless a legal obligation requires longer retention.
OpenAI is currently the only AI provider we use. If that changes, we will update this policy before relying on a new provider.
AI-generated outputs can contain errors. Use your own judgment and, where it matters, confirm with a qualified professional.
Service providers
We share information with vendors who process it on our behalf to run the Services, for example cloud hosting and database providers, our payment processor, email and text message delivery services, and analytics providers. They may use the information only to perform services for us and must protect it under their agreements with us. They are not permitted to use it for their own independent marketing. Examples of the providers we use include Stripe, AWS, Supabase, Google, OpenAI, Twilio (text messaging), and HubSpot (website forms), depending on the feature.
Home service providers you ask us to contact
When you ask us to connect you with a contractor or vendor, we share only the information that job needs, such as the age of your roof from your inspection report, and only with the provider you choose. We do not share your information with contractors or vendors unless you ask us to.
We do not sell your information
We do not sell your personal information, and we do not share it with advertising partners. Your mobile number, your text messages, and your text messaging opt-in consent are never shared with third parties or affiliates for marketing. See Section 16.
Legal and safety
We may disclose information when we believe in good faith it is required by law, regulation, legal process, or government request, or where necessary to protect the rights, property, or safety of HomeOps, our users, or the public.
Business transfers
If HomeOps is involved in a merger, acquisition, financing, reorganization, bankruptcy, or sale of assets, information may be transferred as part of that transaction. We will provide notice as required by law.
This section describes how we handle information we receive from Google when you use Sign in with Google, Sign up with Google, or connect Google Calendar (“Google user data”).
Depending on the feature, Google may provide your Google account identifier, verified email address, display name, profile picture, and — if you connect Google Calendar — the OAuth tokens and calendar content or metadata needed to create, read, update, or delete the calendar events you sync.
We use Google user data only to provide the features you request: account access, your profile in the product, and the calendar synchronization you initiate. We do not sell Google user data.
We may share Google user data with the service providers and subprocessors described above (such as cloud hosting and database providers) solely so they can perform services for us. They may not use it for their own marketing. Google user data is not used to train AI models, ours or anyone else’s.
Our use of information received from Google APIs adheres to the Google API Services User Data Policy, including the Limited Use requirements.
You can review and revoke our access to your Google account at any time at myaccount.google.com/permissions. You can also disconnect Google Calendar inside the product where that option is available.
We distinguish between information about your home — such as maintenance history and property records — and information about you personally.
Information about you personally is never shared as part of any property record or transfer without your explicit, separate consent. This is a commitment about what we will not do.
We use cookies and similar technologies to maintain your session, remember your preferences, analyze how the Services are used, and improve performance. Some of these support the advertising described in Section 5.
You can disable cookies through your browser settings, though some features may not work as a result. Where you enable Global Privacy Control in your browser, we treat it as a valid opt-out of data sharing for targeted advertising.
We implement reasonable administrative, technical, and organizational measures designed to protect your information from unauthorized access, disclosure, alteration, or destruction. However, no internet-based system can be guaranteed to be completely secure.
We retain personal information for as long as necessary to provide the Services, comply with our legal obligations, resolve disputes, and enforce our agreements. When it is no longer needed for these purposes, we delete or de-identify it.
You may request deletion of your account and associated data at any time using the contact details below.

The Services may link to websites and services we do not control. We are not responsible for the content or privacy practices of those sites, and this policy does not apply to them. We encourage you to review the privacy policies of any third-party site you visit.
The Services are not intended for individuals under the age of 13, and we do not knowingly collect personal information from children. If we learn we have collected such information, we will take steps to delete it.
We may update this Privacy Policy from time to time. When we do, we will update the “Effective date” above. If we make material changes, we will provide more prominent notice as required by law. Continued use of the Services after changes take effect indicates acceptance of the updated policy.

When you opt in to text messages from Opsy, we use your mobile number only to send messages about your home and the requests you make. Message frequency varies. Message and data rates may apply. Reply STOP to opt out at any time, or HELP for help.
Mobile numbers and text messaging opt-in consent are never shared with third parties or affiliates for marketing or promotional purposes. We share information with service providers only as needed to deliver our messages to you.
We do not sell or share your SMS opt-in data or personal information with third parties for marketing purposes.
